303 Remuera Road
Situated on a prominent corner of Remuera Road at the entrance to Remuera Village, the building asserts a strong presence with its west-facing façade, visible along the entire stretch from Mount Hobson.
The three-story structure houses offices and a café, with two levels of underground parking. While primarily designed for commercial use, it was essential to ensure the building engages and activates the western end of the village. An open corner and double-height, covered laneway address invite visitors into the space, with the main entry located further along this laneway to further enhance its activation. This double-height area was envisioned as an external lobby for the tenants facilitating various furniture, art and a double height illuminated panel for way finding.
The design establishes a sculptural presence on the street through its stepped massing and the interplay of solid forms and layered transparency. Carefully considered materiality and a thoughtful balance of proportions and depth define the building’s character. The material palette blends contemporary and timeless elements, with elegant concrete accents harmoniously paired with the warmth of terracotta.
During material selection, the main emphasis was on choosing low-maintenance, robust, and durable materials. The steel-frame building is clad with precast concrete panels and glazed walls, complemented by terracotta louvre, providing privacy from the street and protection from the northern sun. This design enables efficient, fast construction while optimising views across the floor-plates. The choice of durable materials helps to minimise long-term maintenance costs, ensuring the building's functionality and visual appeal endure over time.
In response to the site and boundary conditions, the building incorporates two grid systems that interact to create dynamic spatial relationships. This interaction is emphasised both in the detailing and spatial organization of the project. The floor plans feature large, continuous plates around a central vertical core, with interior spaces that are expansive, filled with natural light, and offering panoramic views of the city.
